Hi All,

I am in the middle of purchasing a small 1 bed flat in England, and have been sent a Domestic Electrical Installation Certificate by the seller (horizontal red form with 6 pages). The certificate states work was done 4 years ago including new sockets, downlights and a 'new consumer unit'. The tick box next to 'replacement of a consumer unit' is N/A. I believe the main consumer unit was replaced as it looks quite new and has a 're-test in 5 years' sticker with the certificate's date. I can't imagine there is another consumer unit in the property as it's quite small and there is no outbuilding/garage. There is no notification with NICEIC.

I was expecting for this work to be notifiable, should the electrician have ticked yes to 'new consumer unit'? I'm concerned this may cause issues when I resell the property if this work was not notified correctly, and am considering getting an indemnity policy to cover any issues reselling.

Sensible approach.

When it comes to resell, you could get an indemnity policy, or get an EICR done. This will give an overall view of the electrics, in terms of safety…. including the consumer unit.
